Expanding Urban Living with a Third-Story Addition
Situated in the heart of Washington, D.C., the 17th Place SE Lofts project showcases ZoDen Engineers’ expertise in delivering comprehensive design solutions for complex urban property transformations. As a commercial design project, this initiative involved the vertical expansion of an existing commercial building, enhancing its functionality and future adaptability within a dense urban environment.
The property owner discovered ZoDen through our website in 2023, after evaluating several firms that were unable to provide the full spectrum of services needed. Our team was selected for our integrated approach – encompassing architectural, structural, electrical, plumbing, interior, and mechanical design, along with permitting and construction administration.
Raising the Roof: Strategic Third-Story Design and Integration
The central goal of the project was to construct an additional third story atop an existing two-story masonry building, converting the structure into an eight-unit commercial asset with four newly built, self-contained one-bedroom lofts. Each new unit was designed with a modern, functional layout and features access from both the front and rear of the building, ensuring optimal tenant circulation and usability.
Our team began by evaluating all feasible options to achieve the client’s vision within the physical and zoning constraints of the property. We worked closely with the client to refine the architectural and interior layouts for each unit, ensuring that space, light, and privacy were optimized throughout. All design elements were reviewed and finalized in collaboration with the client before the permit set submission.
Below Ground: Expanding the Basement for Compliance and Utility
In addition to the vertical expansion, the project also required a basement enlargement. Initially consisting of a small original to the building basement space (boiler and laundry rooms), the basement had to be enlarged to meet zoning regulations and accommodate the entire building program. This new space was designed to accommodate bike parking/storage and secure additional storage units for tenants – amenities required by the city and envisioned by the building owner.
Our team worked meticulously to ensure that the basement redesign supported both the structural demands of the new third floor and the functional needs of the future tenants. This complex aspect of the project was critical in achieving code compliance and unlocking the full value of the building.
Sustainable Solutions: Preserving Rooftop Solar Panels
A special property owner requirement was to retain existing rooftop solar panels during the vertical expansion. Working closely with city officials, ZoDen Engineers successfully coordinated a solution that allowed the solar array to be removed and reinstalled in service while integrating seamlessly with the new roof structure. We negotiated with local code enforcement officials on a code-compliant process that met regulatory standards without compromising the building owner’s commitment to sustainability.
