Designing for Family, Function, and Flexibility

The Ballymore Residence in Clarksville, Maryland, exemplifies ZoDen Engineers’ ability to turn residential needs into structurally sound, well-integrated design solutions. The new client was seeking to create a private in-law suite for their mother, a growing trend in multigenerational living. The existing home had three bedrooms and only one bathroom on the second floor, offering limited privacy or dedicated space for extended family.

Following a free initial assessment, our team worked closely with the client to determine the optimal location for the addition. The plan was to extend vertically above the kitchen, using the existing first-floor bump-out as a natural footprint. This approach enabled the new addition to align seamlessly with an existing second-floor bedroom, minimizing structural disruption and maximizing usable space.

Aligned Vertical Addition

Once the conceptual design was approved, ZoDen Engineers started preparing detailed architectural and structural construction documents required for permitting. The proposed addition included a new private bathroom and a walk-in closet, providing the comfort, accessibility, and privacy the family wanted.

Our scope included complete residential design, structural analysis, and construction documentation. We submitted the project to the local county for permit review, managed all agency coordination, and responded promptly to plan review comments. This involved ongoing collaboration with county officials, preparing revised documents as needed, and following up until all feedback was addressed and approvals obtained.
