Smart Expansion, Structural Repair, and Future-Ready Living
The Hallman Residence project is a compelling example of how ZoDen Engineers transforms challenging existing conditions into safe, functional, and beautiful living environments. Referred to us by a loyal client, the new customer needed expert guidance to reimagine and reconfigure their home for evolving family needs – specifically, creating distinct, private spaces for their growing children and addressing long-standing structural deficiencies from a previously unfinished renovation attempt.
A New Vision for the Attic: Raising Rooflines
The existing attic was only partially finished and lacked a bathroom, forcing the children to share a single bedroom space and use their parents’ master shower. To meet the family’s goals, our team designed a complete conversion of the attic into a fully functional living level, featuring:
Utilizing our integrated design-build methodology, we oversaw every aspect of the project, from concept through construction. The scope included:
- Two spacious, light-filled bedrooms with full closets and study spaces.
- A shared full bathroom including a shower, vanity, toilet, and linen closet.
- Two front-facing dormers to increase headroom and bring in natural light.
- A fully engineered ceiling height modification and rear roof raise to meet Fairfax City code requirements and ensure proper clearance.
This transformation significantly expanded the home’s usable space while ensuring comfort and privacy for each child, without compromising aesthetics or code compliance.
Restoring Strength: Engineering Solutions for Incomplete Construction
One of the project’s most significant challenges arose from earlier construction attempts initiated by the homeowners, efforts undertaken without proper design guidance or a clear understanding of structural requirements. As a result, our initial evaluation revealed critical deficiencies in the home’s main framing system. Several load-bearing beams and joists were either incomplete, improperly installed, or missing altogether.
ZoDen Engineers was brought in to assess the existing conditions, identify structural vulnerabilities, and deliver a comprehensive plan to correct and complete the framing work safely and effectively.
We provided full structural engineering services, including:
- Thorough structural assessment of all existing framing elements.
- Design and documentation for proper beam and joist installation.
- Reinforcement plans to bring the structure into full compliance with local building codes and modern safety standards.
By engineering both the necessary repairs and the new addition, we ensured that the home was structurally sound and ready for the expanded living space the homeowners envisioned.
Integrated Systems: A Unified Design Approach Across Disciplines
While structural repairs were necessary to address existing deficiencies, the core of the Hallman Residence project centered around thoughtful architectural planning and seamless system integration. ZoDen Engineers took a lead role in designing a complete, code-compliant expansion that elevated the home’s functionality and livability.
Our multidisciplinary team delivered full design documentation for:
- A proposed architectural layout to maximize attic space & improve interior flow
- Electrical design tailored to support the new bedrooms, lighting, and bathroom systems
- Plumbing layouts efficiently coordinated with existing infrastructure for the added full bathroom
- Permit-ready construction documents to guide contractors & streamline approvals
By addressing every design layer – spatial, electrical, and plumbing – we ensured that the Hallman Residence was not just repaired but reimagined for the family’s current and future needs.
Lasting Results: A Transformed Home with Space to Grow
The Hallman project exemplifies our multi-disciplinary expertise and commitment to delivering safe, forward-thinking design. From raising the roof to reworking foundational systems, we turned an incomplete and structurally compromised house into a refined, resilient family home – perfectly suited for the next chapter of life.
