The Seneca Residence in Great Falls, Virginia, marks another milestone project in ZoDen Engineers’ ongoing partnership with a second-generation custom home builder renowned throughout Northern Virginia for delivering high-end residential properties.
As a trusted engineering partner across multiple projects, ZoDen was engaged to deliver full-scope structural and residential design services – under tight design-build coordination and an accelerated delivery schedule.
This project centered on a one-story addition above a new basement, seamlessly integrated with an expansive, architecturally bold deck. While the layout seemed straightforward, the engineering behind it was incredibly complex – involving the integration of three distinct structural systems: concrete, steel, and wood.
Pushing Structural Limits in Residential Deck Design
At the core of the project was the large deck, created to function not only as an outdoor space but also as a livable extension of the home. To support the homeowner’s vision for an entertainment-ready space, the deck features an advanced under-deck waterproofing system that creates a protected area below – ideal for gatherings and events.
A custom sub-grade drainage solution was also designed to work in tandem with the waterproofing and foundation systems, ensuring proper water management and long-term performance. These systems required precise coordination among various structural materials and trades – a challenge addressed through ZoDen’s practical engineering approach and collaboration during construction.
The deck geometry featured extended spans, angular projections, and cantilevered sections – pushing conventional residential framing standards beyond the norm. ZoDen implemented a hybrid steel-and-wood framing system that balanced strength, code compliance, and architectural intent.
