Expanding Upward Without Compromise: A Master Suite Reimagined

The Roman Residence in Vienna, Virginia, exemplifies ZoDen Engineers’ dedication to thoughtful expansion, structural ingenuity, and client-centered solutions. Referred by a repeat client, this project highlights the trust and satisfaction we consistently build through our work. It included comprehensive residential and structural design, along with value engineering and consulting, aimed at expanding and improving the living space without sacrificing any existing bedrooms in the process – an essential requirement for the homeowners.

The homeowners’ main goal was to enlarge their master suite, as it no longer met their expectations for comfort and function. However, they were adamant about not eliminating any bedrooms to achieve this. Fortunately, the unique structure of the home – two distinct wings with different levels (one side featuring one story over a basement, the other two stories without a basement) – offered an opportunity for vertical expansion.

ZoDen Engineers proposed adding a full second story above the one-story-over-basement portion of the home. This strategic addition not only addressed the master suite dilemma but also provided enough space for an entirely new guest bedroom/home office. The expanded master suite now features two spacious walk-in closets, an oversized 6′ x 8′ shower, dual vanities, and a private toilet area – all carefully designed for daily luxury and privacy.

Reworking the First Floor for Functionality

In addition to the upper-level addition, the project included a reconfiguration of the first floor within the two-story portion of the house. The original laundry room was overly large and inefficient. Our team reimagined the space to incorporate a new bedroom, while still preserving a well-appointed laundry area. This dual-purpose redesign was a major win in terms of both space efficiency and functionality.

Engineering Challenges and Integration

Adding the second story required precise vertical alignment between the new and existing structures, especially because the addition extended two feet beyond the rear wall to accommodate the large shower. Our team carefully examined the existing framing and infrastructure, opening drywall where necessary, to design a seamless integration of mechanical, electrical, and plumbing systems. The revised laundry area also presented code-compliance challenges, which we addressed through careful coordination and engineering,
ensuring that modern standards were met without compromising the design’s integrity, the home’s flow, or aesthetics.

Unified Exterior and Finishing Touches

Matching the new exterior cladding to the existing structure was crucial to maintaining architectural harmony. ZoDen Engineers selected materials and finishes that aligned perfectly with the home’s original character, ensuring the addition felt like a natural extension rather than an afterthought.

To finish the transformation, a new front porch was added, providing both functional outdoor space and enhancing the home’s curb appeal. This final detail unified the updated exterior with the redesigned interior, creating a cohesive aesthetic that elevated the entire property.
