Resolving Structural Challenges to Create a Seamless, Open Living Space
Located in Fairfax County, Virginia, the Briar Creek Residence stands as a testament to ZoDen Engineers’ commitment to overcoming structural obstacles while realizing a homeowner’s ambitious vision. This project came to us through a trusted general contractor and long-time client who believed our team was uniquely qualified to take on what others could not.
The homeowner had previously collaborated with several architectural firms, but none could fully realize his vision due to the physical limitations of the property and prior unpermitted work done on the home. When we joined the project, our first task was to address a Stop-Work Order issued by the county. This involved collaborating directly with the local authorities to resolve violations and bring the existing structure into compliance, laying the foundation for safe and lawful renovation.
Once these preliminary challenges were addressed, we focused on delivering a transformative design. The plan involved extending the rear of the first floor by 10 feet to create a large, continuously open space that merges the living room, kitchen, and dining area.
The kitchen was relocated and redesigned to enhance usability and flow, while a spacious new dining area was introduced to accommodate large family gatherings. A significant architectural change involved relocating the second-floor stairs. This adjustment allowed us to reorganize both levels in a more effective way and enhanced the overall flow throughout the residence. We also added a new front porch that harmonizes with the home’s revised exterior aesthetic, bringing the entire design together cohesively.
Expanding Upward: Engineered Second Floor Addition
With the first floor reimagined, the focus turned to maximizing space and functionality on the second level. We designed an additional 1,000 square feet above the expanded kitchen and living area. The new layout features two master bedrooms and two additional bedrooms, all with walk-in closets, connected by a shared central foyer, offering the homeowner both privacy and cohesion across the floor plan.
To support this large-scale second-story addition, ZoDen Engineers developed a custom composite structural system. At the core of this solution was a 24-foot-long composite beam, designed to span the full width of the space without compromising structural integrity. This innovation allowed for fewer vertical supports and enabled the open-plan concept below to remain uninterrupted.
