Creative Residential Transformation Through Smart Design and Structural Innovation
The Kalmia Project marked the continuation of a trusted relationship with a repeat client who had previously worked with ZoDen Engineers on a successful residential design project.
Following a successful previous collaboration, the homeowner returned to us after purchasing a new property, aiming for a complete renovation to transform the outdated building into a more functional and welcoming living space. This project provided an opportunity to update an outdated layout into a modern, functional living environment through comprehensive architectural, structural, and MEP (mechanical, electrical, and plumbing) design services.

Reimagining the Home: Strategic Interior and Exterior Modifications
At the core of the Kalmia project was a multi-faceted renovation plan designed to optimize every square foot of the property. Highlights included:
- New Front Porch: Designed with a dramatic vaulted ceiling to enhance curb appeal and create a welcoming entry point.
- Rear Sunroom Expansion: The existing sunroom was extended to provide more usable living space, topped with a custom vaulted roof designed to match the home’s original architecture while introducing more natural light and airiness.
- Garage Conversion: The underused garage was transformed into a new bedroom, with an adjacent mechanical and laundry room, maximizing interior utility and showcasing how garage spaces can be repurposed effectively.
- Basement Open Space Transformation: Adjacent to the converted garage, the previously unused open basement space was developed into a new full bedroom, demonstrating how separate but connected areas can add livable square footage.
- Basement Walk-Up: We designed a new concrete stair walk-up with retaining walls, allowing direct access from the basement to the backyard.
- Laundry-to-Bath Conversion: The former laundry space was reconfigured as a full bathroom, better supporting the home’s updated layout.
- Master Suite Creation: By merging the original master bedroom with an adjacent room, we created a spacious master suite featuring dual walk-in closets and a luxury master bathroom with a jacuzzi.

Sunroom Expansion with Vaulted Roof Design
One of the most technically complex aspects of the project was the expansion of the sunroom and the integration of a vaulted ceiling. This involved designing a custom roof structure that not only aligned aesthetically with the existing home but also met the structural requirements of the expanded footprint.
To achieve this, ZoDen Engineers developed a unique framing solution and performed detailed structural calculations to support the load distribution of the new roof. Due to the non-standard nature of this design, the county’s permitting process required extensive communication, detailed technical documentation, and additional review sessions. The design was ultimately approved and praised for its creativity and structural ingenuity, standing out as an innovative solution.
Designing a New Mechanical System from the Ground Up
The home had no modern HVAC infrastructure, posing a significant design challenge. Our mechanical engineers had to completely reimagine the HVAC system to serve a newly configured floor plan with expanded spaces and converted rooms.
Given that the original home was not designed to accommodate centralized HVAC, we carefully designed a system that fit within the available structural allowances while maintaining performance, efficiency, and code compliance. This required creative ductwork routing, system zoning, and coordination across disciplines to avoid interfering with architectural and structural elements.
